Remember the 60-second rule: That's all the time you have to create a winning first impression.

Most homebuyers struggle with the idea of seeing themselves in your home when it shows signs of wear or when your personal touches are too heavy in a space.

Improve curb appeal

Mow the lawn, remove weeds, paint the fence, pressure wash features like a deck, and stain or paint features like a patio. Clean all windows, pressure wash or paint the home's exterior and front door, and replace old welcome mats and other unsightly features.

Downsize and organize

Evaluate the furniture in each room and remove anything that makes the room appear smaller. Rent a storage unit to move items off-site to help de-clutter the home. Clean cabinets, closets, and bookshelves. Clean light fixtures, ceiling fans, and shampoo carpets. Remove excessive wall hangings and knick-knacks. Clean the fireplace, pool, hot tub, and other features.

Stage to sell

Impress at the open house: Turn on all of the lights. Open all drapes and shutters in the daytime, allowing as much light into the house as possible. Keep pets off-site or secured and out of view. Turn on features like a fireplace and hot tub. Infuse home with a comforting scent using essential oils. Set the dining room table as if hosting a fancy dinner party.
